Myanmar is too HOT

Myanmar is too hot

Raini Hamdi

Without doubt, Myanmar is the 'hottest' word in the GMS right now. But new-found fame always comes with challenges. John Watson, CEO of Diethelm Travel Group, discusses a current hot-button topic with Raini Hamdi

John Watson

CEO, Diethelm Travel Group

Tell me about Diethelm's history in Myanmar.

We commenced operations in Myanmar in early 1996. We have offices in Yangon, Mandalay, Bagan and Inle, and employ over 50 multilingual staff.

Is business practically 'booming'?

Yes, it's fair to say that. We are experiencing serious accommodation congestion in Yangon and Mandalay. As these two cities form a major part of many tour programmes, (the room shortage) limits the ability to confirm full itineraries.

I am concerned that things are moving so fast; there are problems right now and I expect more in the future.

For example, given the high level of demand for Myanmar, from both the corporate and the leisure sectors, we are finding that some hotels are tearing up their contracts and re-negotiating each booking – upwards, of course. Some hotels are taking a very short-term view which will certainly damage Myanmar's reputation as a tourist destination.

Our customers, mainly from Europe and America, just cannot understand how hotels can change the rules of the game – we have to spend a lot of time explaining to them that certain owners are simply saying 'take it or leave it'.

Supply and demand is now out of kilter and will remain so for at least the high season.

What are you doing about it?

There is little we can do with properties that are determined to maximise profits at this time. We point out to them that the current situation will not last forever and that overseas tour operators will remember when hotel stock increases over the next few years who played fair with them.

The management of the more enlightened hotels understand the point, but some will not listen. This is really sad, because it damages the country's reputation. Perhaps media, such as yours, can help convince properties to honour commitments already made and in place?

Also, we are advising overseas operators to try to fill shoulder and low-season where availability is easier to obtain.

The Myanmar government is actively involved in trying to ensure there is a fair distribution of rooms for the various hospitality segments. We see some results in the FIT area, but the group and series business is proving harder.

I would also encourage the Myanmar government to ensure that Foreign Direct Investment hotels and local hotels follow the same rules in ensuring sustainable development of tourism to Myanmar.

Are you absorbing these unforeseen rate increases?

No, we are an agent already working on thin margins and cannot afford to work for nothing. Our costs are increasing rapidly due to fuel increases, general inflation and staff being offered increasingly-generous packages to move to the many new companies outside the travel sector establishing themselves in Myanmar.

How are the overseas operators reacting?

The operators who have supported Myanmar through the 'difficult' years are not reacting well to the current difficulties. They feel they should not be treated unfairly and their loyalty should be rewarded.

I am not sure how the 'new' overseas operators now trying to establish a presence in Myanmar are faring, as we are concentrating on our existing long-standing customers.

One obstacle facing operators is the increasing trend of hotels asking for pre-payment of rooms for high season, which means significant changes to the current arrangement which is basically open credit. In-country tour operators will be hard pressed to fund this investment from free cashflow and will need to make back-to-back arrangements with overseas tour operators who send them business.

All this leads to additional administration and cost burdens.

Your conclusion?

Myanmar tourism and the trade in general should learn from similar situations we have seen in the region in years gone by. Service providers should take a long-term view and bear in mind that supply and demand will, in the end, even out.

Re: Hoteliers eye Myanmar's hospitality sector

Hi Herve! Thanks you got the point. 8000 hotel rooms (according to "hotel and tourism ministry") are meant for Yangon only, not the whole country. This news thread is from Channel News Asia and they have made it wrong.

SINGAPORE: Hoteliers are eyeing a slice of Myanmar's hospitality sector.

With many economic sanctions being lifted, more investors are beginning to make their first trips to the newly opened country.

Experts said they expect demand for hotel rooms to grow at levels that the country has never seen before.

Myanmar's reforms are coming in thick and fast. This has caught the attention of hospitality players who are zooming in on the fact that the country only has 8,000 hotel rooms, compared to neighbouring Thailand, with more than 230,000 rooms.

Speaking at the Myanmar Summit organised by Blue Track Centre and Business Monitor International, Eric Levy of hospitality investment firm Tourism Solutions International said that Myanmar only has 187 hotels with 8000 rooms.

Thai-based hotel management company Onyx is one player that's keen to get into Myanmar. Simon Allison, chief development officer and executive vice president, Onyx Hospitality Group, said: "We see enormous potential across the whole country. We'd love to have two or three properties in Yangon at different levels - five, four and three stars. We'd like to be in the key tourist locations - Bagan, Mandalay. I think the only place we wouldn't be too keen on is the capital Naypyidaw because I think there is too much supply."

Myanmar has seen unprecedented political reform since last March, when its first civilian President, ex-military man Thein Sein assumed office. Since then, democracy leader Aung San Suu Kyi has won a seat in parliament, and as recent as last month, the West European Union and the US suspended economic sanctions on the country.

Thura Soe-Paing, managing director, All Myanmar Investment Partners, said: "Politically we've seen huge changes - we didn't expect this to happen so fast, so soon. On the economics side, because most of the reform in Myanmar has been led by the political reform, the economic laws have slightly lagged behind. So some of the laws such as the new (foreign direct investment) FDI law have been delayed from March and now we expect it in July."

Mr Soe-Paing started investment and advisory firm All Myanmar Investment Partners early this year. The firm looks at foreign direct investment opportunities as well as private equity with its partner Dragon Capital through an Indo-China Opportunities fund.

Analysts said investment returns for hospitality investors look high, but that may not include risks such as unclear ownership laws, and regulations on profit repatriation.

Robert McIntosh, executive director, CBRE Hotels Asia Pacific, said: "Foreign investors will be looking for return on equity certainly in excess of 20 per cent. But there's quite a bit of risk attached to that. And there'll be some projects that'll make quite a bit more, some that make substantially less. But certainly we need to achieve quite high rates of return."

Simon Allison said: "In terms of rule of law, investment and so on, clearly the rules are changing week by week. There's still a lot to do. Until investors really know that they can secure a tenor, and - I know the government is saying it won't nationalise anything under the new foreign investment law - but until there's a slightly clearer picture of where the trend is going, and how easy it is to set up foreign business - that'll all be obstacles."

Analysts said some US$40 billion of foreign direct investments have poured into Myanmar since the start of the year.

This has mainly gone into the oil and gas sectors.

Thanks for your input here. We apparently see "ignorance."  Somebody might have known this but sneezed. That's why I posted how ignorant the Director General is:- expressed his voice over number of hotel rooms in Yangon. On the flip side, let's face the truth that hoteliers are business men and they do have their own right to "do business" what they think they are confident or it is profitable (whether it is ethical or not is another story). This might have answered your question no. (a) & (b). About your (c) and (d) is much wider in range to discuss about. It is first to talk about how (whether or not) to "legalize" first about "prostitution." There are a lot of "yes and no" situation answering your questions. And some cases, it's not all about "prostitution," it's about social trend which require "hotel rooms" for sexual pleasure. We can't stop them. But tradition holds that they must not be disclose in public. Nor is it discussable.  To help tourism, we can only categorize it making it clear that those are not meant for "cultural tourism" and so on and so forth. Apparently, in your extract, some comments are totally unreliable for tourists but locals. Their comments such as "Clean" "very good" what does it mean? So be it, Xavier. We gotta find "alternatives" let the players think "out of box."

Is U Tint San working for ACE or "hotel and tourism"?

If he is working for hotel and tourism, he should come up with many
solutions. Right now, there is nothing.

Hoteliers eye Myanmar's hospitality sector
